Search instruction


If you hire Slijpen Real Estate as your letting agent, we’ll perform the various tasks for you. We take care of everything when it comes to finding the right property for you in Maastricht and the surrounding area. We search our own portfolio as well as the list of properties offered by fellow letting agents and rental landlords. Our network helps us to get you to the front of the queue, so you have a much better chance of securing a property!


Slijpen Real Estate will do the following for you as part of a search instruction:

  • Taking stock of your search profile or housing requirements as a client.
  • Searching for and selecting available properties that meet your search profile or housing requirements. Performing a full market search (i.e. we also search for suitable homes at other reliable estate agents in the region).
  • Organizing and conducting viewings.
  • Arranging transport, if necessary.
  • Picking up and dropping off the client.
  • Evaluating viewings with the client.
  • Compiling a file on the client as a prospective tenant – this file will then be submitted to potential landlords.
  • Negotiating on behalf of the client with the landlord about the rental conditions, such as commencement date, rental price, rental period, and maintenance of furnishings.
  • Drafting or checking a proper tenancy agreement – if necessary also in English.
  • Providing an explanation and answering any questions the client may have about the tenancy agreement.
  • Organizing the signing of the tenancy agreement by both parties.
  • Ensuring that the first payment to the landlord is made on time.
  • Organizing the transfer of the property.
  • Drafting a very comprehensive initial inspection report (with photos), including recording meter readings, checking keys, checking inventory, and inventory of defects.
  • Assisting in organizing the utilities and TV and internet services in the client’s name.
  • If necessary, contacting the landlord at the start of the agreement to confirm that they will fulfil their obligations.
  • Being available to answer questions from the client during the term of the tenancy agreement.
